Valencia is a planned community located in the northwestern corner of the Santa Clarita Valley, in Los Angeles County, California. EDUCATION One of the higher education institutions in Valencia is the California Institute of the Arts, as well as other post-secondary education institutions; some of their closest opportunities are Glendal Community College, Antelope Valley College, and the University of California - Los Angeles campus, all within 30 miles of Valencia. A few of the public schools in Valencia include West Ranch High School (26255 West Valencia Blvd), Valencia High School (27801 North Dickason Dr), and Arroyo Seco Junior High School (27171 North Vista Delgado Dr). Valencia’s private schools include Dessert Private Academy (24307 Magic Mountain Parkway, #152), Lighthouse Christian Academy (27907 North Smyth Dr) and Monticello Preparatory School 25864-G Tournament Rd).
RECREATION The Six Flags Magic Mountain theme park and the Hurricane Harbor water park are both popular attractions located in Valencia. The Valencia Heritage Park (24155) is a great place for picnics, tennis, and BBQ’s. Golfing is another one of Valencias popular activities. Other parks in the area include Almendra Park, Begonias Lane Park, Bouquet Canyon Park, Canyon Country Park, Santa Clarita Park, and Valencia Glen Park, to name a few, with access to different outdoor facilities including basketball courts, tennis courts, and ball diamonds, off-leash dog area for the dog lovers, and public swimming pools, If you love to golf, The Valencia Country Club (27330 Tourney Rd) is one of the many courses available in the area.
REAL ESTATE Sales of existing single-family homes picked up during May in the Santa Clarita Valley, posting the fifth consecutive month of increases, the Southland Regional Association of Realtors® reported.
Realtors® closed escrow on 220 homes, an increase of 22.9 percent over a year ago May and 23.6 percent higher than the tally reported this April. May also marked the first time since June 2007 that more than 200 homes sold in a single month. Every month since January has seen more homes sold than the prior year.
With more activity coming in the lower price ranges, the median price of the single-family homes sold during May slipped by 14.1 percent from a year ago to $450,000.
The condominium median price of $305,000 was down 14.1 percent from a year ago, but up 9.3 percent from the April median.
Pending sales - a measure of future resale activity - increased 19.0 percent from a year ago to a total of 339 open escrows. However, pending sales fell 1 1.0 percent compared to this April.
A total of 1,946 properties were listed for sale throughout the Santa Clarita Valley at the end of May. That was down 13.1 percent from a year ago and 3.4 percent lower than April, a time of year when active listings traditionally increase.
